PROJECT DESCRIPTION

This project was a remodel of previous Capital One Credit Card 2-story building, which consisted of private offices, large open office area, security office, medium/large size conference rooms, small electrical rooms, main electrical and UPS room, battery charger room, network communication center, staging room, 13,500 sqft Data Center, elevator machine room, vending room, storage room, facilities room, training rooms, Café area with full scale commercial kitchen, print room, receiving area, mail room, parts room, break room, pump room, sprinkler room, espresso area, auditorium, and toilets.

Air Conditioning for this building is provided by four existing rooftop Chilled Water Air Handling units. Chilled water production is provided by three existing 300-ton and one new 400-ton Trane air cooled chillers, located on the roof. There are two primary chilled water piping loops, and secondary chilled water piping system which has two new variable volume chilled water pumps, primary chiller pumps (2-per chiller-lead/lag), air separators, expansion tanks, make up water systems, thermal storage back-up system, Delta-P Valves within the distribution loop system, and coupon corrosion stations.

Existing rooftop Chilled Water Air Handling units (AHU). Each air handler is equipped with separate Variable Frequency Drives for supply and relief fans, electric pre-heat coils for tempering mixed air during low ambient conditions, and economizer controls to provide up to 100% outside air. Existing chillers have redundant constant volume pumps.

In addition to the large VAV units, there are Constant Volume (CV) Indoor Chilled Water Air Conditioning and Fan Coil units installed to serve specialty areas such as Battery Charger Room, Data Rooms on both floors, Security room, and Security Office area. The Elevator Machine room is served by Split System Cooling only unit with indoor fan coil and outdoor condensing unit on roof.

BUILDING MANAGEMENT CONTROL SYSTEM

This building is equipped with an existing Alerton Energy Management Control System (EMCS), where the new equipment was tied into. The EMCS controls the operation of the HVAC equipment, including lighting controls.

  • Winter Indoor = 72°F
  • Summer Outdoor = 83°F DB/65° WB
  • Winter Outdoor =24°F D
  • Lights = 1.2 watts/sq. ft.
  • Misc. load allowance = 1.5 watts/sq. ft.
  • Ventilation = 20 CFM/person
  • Occupancy = 1 person per 150 square feet
