PROJECT DESCRIPTION
This project was a new 2-story office building, which consisted of private offices, large open office area, medium size conference rooms, DATA room, electrical rooms, elevator machine room, vending room, storage room, mail room, break rooms, lobby area, sprinkler room, and toilets.
Air Conditioning for this building is provided by one Variable Air Volume Rooftop unit. AC units are serving separate tenant spaces. In conjunction with the large AC unit, Fan Induction Terminal (FIT) units are utilized as the sub-system.
In addition to the large VAV unit, there are two Carrier Split System Air Conditioning units to serve specialty areas in the building. Indoor Fan Coil Unit and outdoor condenser unit serve the First Floor Data Room. Indoor Fan Coil Unit and outdoor condenser unit serve the first floor Elevator Machine Room.
The large VAV Packaged Rooftop unit supply conditioned air to its sub-system Fan Induction Terminal (FIT) Units. The FIT terminal units respond to a space or zone temperature sensor and vary the amount of supply air being delivered to the space to maintain space comfort.
In operation, the Carrier Split System Air Conditioning units respond directly to a space temperature sensor, and modulate the supply air temperature as needed to maintain space comfort.
BUILDING MANAGEMENT CONTROL SYSTEM
This building is equipped with Alerton Energy Management Control System (EMCS), where the new equipment was tied into. The EMCS controls the operation of the HVAC equipment, including lighting controls.
