PROJECT DESCRIPTION

Remodel of existing 2-story building, which consisted of private offices, large open office area, security office, medium size conference rooms, small electrical rooms, 5,000 SQFT Data Center, elevator machine room, vending room, storage room, sprinkler room, espresso area, and toilets.

Air Conditioning for this building is provided by two Variable Air Volume Rooftop units. In conjunction with the large AC unit, Fan Induction Terminal (FIT) units are utilized as the sub-system.

In addition to the large VAV unit, there are multiple Computer Room Air Conditioning (CRAC) units serve the DATA center utilizing condenser water system concept. The large VAV rooftop unit supply conditioned air to its sub-system Fan Induction Terminal (FIT) Units. The FIT terminal units respond to a space or zone temperature sensor and vary the amount of supply air being delivered to the space to maintain space comfort.

BUILDING MANAGEMENT CONTROL SYSTEM

A new Alerton Energy Management Control System (EMCS) was furnished. The EMCS controls the operation of building HVAC system and lighting controls

  • Summer Indoor = 74°F
  • Winter Indoor = 70°F
  • Summer Outdoor = 83°F DB/65° WB
  • Winter Outdoor =24°F D
  • Lights = 1.2 watts/sq. ft.
  • Misc. load allowance = 2.5 watts/sq. ft.
  • Ventilation = 20 CFM/person
  • Occupancy = 1 person per 150 square feet
